Full Time Property Manager needed in Long Island, NY

Compensation: 120K-150K, plus full medical benefits and 401K.

Schedule: Typically 5 days, with two days off during the week, minimum of 50 hours a week.


The Property Manager is a skilled, highly motivated, and detail‐oriented individual who provides operational

management and oversight of Principal’s primary residence and additional properties in collaboration with Food,

Beverage and Service Manager, and Head of Housekeeping. Manages and coordinates activities, projects, and available resources to accomplish objectives set forth by the Principal. Possesses excellent communication skills, the ability to adapt to changing needs, as well as the demonstrated ability to collaborate across multiple teams. High level of organization

and attention to detail with an ability to manage numerous projects in unison, while providing an exceptionally

polished and professional environment for the Principal, family members, and guests.


ROLES AND RESPONSIBILITIES:

The Property Manager will collaboratively supervise a small staff and will be responsible for the maintenance,

service, and safety of residential structural operations including the following:

  • Responsible for overall preservation, upkeep, cleanliness and sanitation of the primary residence and

additional properties.

  • Regularly monitor and schedule preventative maintenance services.

  • Ensure proper safety operation instructions are maintained and adhered to for all equipment.

  • Oversee proper safety protocols for severe weather disturbances; includes daily checking of wind gust,

wind direction, and tide level. Deploy flood barriers and door flood panels as needed.

  • Oversee contractor relationships including contractor selection, negotiation of services and material

bids, and invoice approval.

  • Monitor and troubleshoot electrical and automation system, audio/visual and telephone system, HVAC

system, generator, cooling tower, and sump pumps.

  • Check and monitor indoor climate and humidity levels; change system settings onsite or remotely to

achieve desired comfort level.

  • Oversee indoor and outdoor pool care and maintenance.

  • Manage landscaping and ground manicuring duties, irrigation monitoring and minor repairs.

  • Prepare properties for indoor/outdoor events.

  • Provide hands on duties in various trade areas including landscaping and ground manicuring, basic

carpentry, electrical, housekeeping, and high‐end automobile detailing.

  • Create multi‐year succession planning/training for Property Manager position.


REQUIREMENTS:

  • Must have 10+ years of experience in on‐site property management.

  • Prior supervisory experience with the ability to manage deadlines, set accountability and high

expectations for team members and create a high‐functioning, collaborative work environment.

  • Excellent verbal and written communication skills.

  • Proficiency with Microsoft Office including Excel for reporting needs.

  • Excellent organizational, problem solving, and interpersonal skills; ability to give and receive feedback

graciously.

  • Impeccable attention to detail.

  • Ability to work with a high level of confidentiality.

  • A passion to serve in a way that demonstrates respect and care for Principal, family members, guests,

and staff; exceeding expectations while having fun along the way.

  • Must be available on holidays and weekends for staffing needs and/or emergencies.

  • Must be available to remain in residence during emergencies and/or inclement weather.

  • Travel (5% of the time) to inspect and manage other properties.

  • Must have valid driver’s license and clean record
